Interesting Real Estate article in the New York Times. Is it better to rent or buy? It really depends on what your long range goals are. Personally I always believe it is better to own property. I know of one attorney who told me he bought a house on the La Gorce Golf Club for the mid 300's in 2000 and now he's being told by Realtors that it will sell for a minimum of $1.3 million. That's pretty impressive appreciation. Here's the article.

IT'S SO GREAT TO BE IN MIAMI
I really love the Miami Real Estate market and today I came across one more reason to. It seems that the way that preconstruction projects are marketed and sold here is catching on with the rest of the country, typically Las Vegas and even establishment New York City. As a recent NY Times article points out a Miami Model called "flip before closing" wherein a initial purchaser is allowed to resell his unit prior to closing with the Developer controlling the deal.
I can tell you from personal experience I have been on the receiving end, I brought in buyers who bought from the original investor and they are very happy with their purchase. Check out the article.

The RAMB Open House for Miami Beach is on for tomorrow Tuesday, September 27. There are some interesting listings; a few condos, one on Ocean Drive and another one further up Collins in North Beach. I'm a bit partial to the Single Family homes and there are several going up to Bay Harbor Island that I'll be checking out and posting pictures.

Things are back to normal for us here on Miami Beach. Hurricane Rita just dumped some rain and a couple of trees lost limbs as they usually do but other than that things were fine. It just brought all work to a halt however since the memory of Katrina was fresh in our collective memories. It's getting so that as one of the attorneys next door was complaining as she raced out to pick up her kids before the impending storm that it's getting hard to get any work done anymore.
I still have a lot on my plate though. I'm in the process of getting a book for publication together and all the properties I just sold people are being put up for rent. I'm running around taking pictures and will post them on my new website which you can check out at:
